🏡 Top 3 Things to Know About Protesting Your 2025 Property Value in Tarrant County
1. Protest your property value by May 15, 2025 — even if you didn’t receive a notice.
Property value notices are expected to be sent between April 15 and May 15, 2025. However, even if you don’t receive a notice, you should still file a protest by May 15 or within 30 days of the mailing date, whichever is later. This is your most important right as a taxpayer, and it’s the first step in potentially lowering your property tax burden.
2. Try to settle informally first — online or in person.
Tarrant Appraisal District (TAD) offers online settlement options, which are quick and easy. If you prefer, you can also visit TAD in person to negotiate your value directly. If you’re unable to reach an agreement during this informal phase, you’ll be scheduled for an Appraisal Review Board (ARB) hearing, where you can present your case.
3. Protest your property value every year — even if it stayed the same or went down.
Because Texas law requires counties to appraise property at 100% of market value, it’s critical to stay proactive every year. Protesting annually ensures your home is valued fairly and that any errors or inconsistencies (like clerical mistakes or old ownership records) are addressed. You may also qualify for exemptions like the Homestead Cap, Over 65 freeze, or new caps on non-homesteaded property values under $5 million (20% cap through 2026).
